A PTAC pulls room air across a coil at ankle height, all year, in a room where somebody sleeps. It collects dust, hair, cooking grease and whatever the street sends through the wall sleeve — and it is the unit most likely to be "serviced" with a vacuum and a wipe.
A loaded coil and a caked blower wheel is why a unit runs all night and the room stays warm at four in the morning.
Condensate sits in the base pan of a PTAC by design. Unwashed, that pan is what a tenant smells the moment the fan starts.
Most PTAC leaks are a blocked base drain, not a broken unit. Clearing it is part of the visit rather than a second call-out.

What supers and owners ask about PTACs
These units live in occupied rooms, in buildings with rules. Every question is about disruption or about what the last company actually did.
“Our maintenance guy vacuums them every spring.”
That gets the filter and the grille. The coil, the blower wheel and the base pan are behind the chassis, and none of them can be reached until it comes out of the sleeve.
“Do you take it out of the wall?”
Out of the sleeve, not out of the wall. The sleeve and the wall stay untouched; the chassis slides forward onto a board, gets washed, and goes back the same visit.
“It leaks onto the floor — is that a new unit?”
Usually not. A PTAC drains through a small path in its own base, and that path silts up. Clearing it is part of this job, and it is the cheapest thing you will try before replacing anything.
“We have forty of them.”

Four steps per unit. The second one is what separates a cleaning from a wipe-down.
Cover and filter off
As-found reading taken while the unit runs, then power off, cover off, filters out and the inside photographed before anything is moved.
Chassis drawn out
The chassis slides forward onto a board with a catch tray under it. Now the coil, the wheel and the base pan are all reachable.
Wash and clear the drain
Coil, blower wheel, base pan and louvers washed with coil-safe cleaner; the drain path cleared so the base empties as designed.
Back in and re-measured
Chassis back in the sleeve, cover on, unit run and measured again. Both numbers and the photos go on the invoice.

What buildings, landlords and hotel managers ask before booking a floor.
How often should a PTAC be cleaned?
Once a year in a home or a rental, twice in a hotel or anywhere the unit runs year-round. They sit at ankle height in occupied rooms, which is the worst place in the building to collect air from.
Does the unit have to come out of the wall?
No. The chassis slides out of its sleeve into the room, gets washed on a board, and goes back. The sleeve, the wall and the exterior grille are not touched.
My PTAC leaks water into the room. Will this fix it?
Often, yes — the usual cause is a silted base drain path, and clearing it is part of the visit. If the unit is out of level or the sleeve is pitched wrong, we will show you that instead of charging you twice.
How many can you do in a day?
Eight to ten with normal room access. Buildings usually book us floor by floor so tenants get a window rather than a week.
