Multi-zone systems fail unevenly. One head does the work of three because the others have quietly stopped moving air, and the room nobody complains about is the one that has been carrying the house.
A blocked head still runs and still sounds fine. Cleaning all of them is what puts the same air into every room again.
Per unit, not per visit: the second, third and fourth heads cost less precisely because the crew is already standing in your hallway.
Odour usually comes from one pan. Doing the system means you find out which, instead of guessing room by room.
Every head is measured before and after, so the invoice shows which ones were actually starved and by how much.
The things people ask before booking the whole system
Nobody wakes up wanting to clean four air conditioners at once. These are the four questions that decide it.
“Only one room is a problem. Why do all of them?”
Because the others are the same age, run the same hours and have the same dust. The one you noticed is simply the one that failed first — the rest are two summers behind it, not two years.
“Can you do it in one day?”
Yes. Budget about an hour a head. A four-zone apartment is one working day with the floors covered and everything back together before we leave.
“Is the outdoor unit included?”
Not automatically — it is priced as one more unit at $300 on the same visit. It is the cheapest add-on you will be offered all year, because the crew is already there.
“Do you have to move furniture?”
Only what sits directly under a head. Floors and anything within reach get covered, and each head is wrapped in a sealed wash bag that drains into a bucket.
How a whole-system visit runs
The same four steps as a single head, repeated per head — and one pass at the end that only a multi-zone job needs.
Walk the system
Every head is found, run and measured as-found. That baseline is what tells you afterwards which rooms were actually starved.
Bag and wash, head by head
One head at a time: sealed wash bag, coil, blower wheel, pan and louvers washed until the runoff is clear, filters washed or replaced.
Drain lines flushed
Multi-zone systems share long drain runs. Each line is cleared and flushed while the unit is open, which is where most drips come from.
Readings on every head
Each unit runs again and is measured again. Both numbers per head go on one invoice, with the photos.

What people ask when the system has three heads and one of them is misbehaving.
How long does a four-zone apartment take?
About four hours. Roughly an hour a head including the bag, the wash, the drain line and both readings — plus the outdoor unit if it is on the list.
Can I book just two of the four heads?
Yes. It is $350 for the first and $300 for the second, and the two we skip stay on your list for next time. Most people do the whole system once and then rotate.
Do all the heads have to be the same brand?
No. Mixed systems are normal in apartments that were retrofitted room by room. The wash is the same; only the panel clips differ.
One room never gets cold. Will cleaning fix it?
The before/after reading on that head tells you. If the number moves, it was dirt. If it does not, the problem is refrigerant, a valve or the line set — and we say so and stop, because we don’t sell repairs.
How often should a multi-zone system be done?
Once a year for the whole system in a lived-in apartment. Heads in bedrooms with the doors shut and pets in the house are the ones that need it sooner.
