A unit that works like the day it was installed
A mini-split is a filter that runs 3,000 hours a year and never gets washed. Dust and biofilm coat the coil and blower until the machine moves half the air it should. One deep clean reverses that — and you watch the number that proves it.
A clean coil transfers heat the way it was engineered to. Typical jobs see double-digit °F improvement in supply air.
That musty odor is mold in the drain pan and wheel. It gets washed out, not sprayed over.
A clean unit reaches temperature and cycles off. A dirty one runs all day and dies young.

The things people ask before booking
Cleaning is the least glamorous service in HVAC, which is exactly why the honest answers are short.
“It still cools. Why would I pay to clean it?”
Because "still cools" is the expensive phase. The unit compensates for a dirty coil by running longer — you pay the difference to the utility every month until the day it can’t compensate anymore, in July, when everyone else is calling too.
“Can’t I just clean the filters myself?”
Yes — and you should, monthly. But the filters catch maybe half the dust. The other half is behind them, packed into the coil fins and the blower wheel, and it only comes out with a wash bag, pressure and coil-safe cleaner.
“Another company said I need a repair.”
Maybe you do. But cleaning costs a fraction of any repair, and the before/after reading tells you whether the problem was dirt. Half the time it was. That is our whole business model — and why we don’t sell repairs.
“Will it make a mess in my apartment?”
No. The unit is wrapped in a sealed wash bag that drains into a bucket. Floors and furniture are covered. You keep the dirty-water photo — it’s the best part.

Wash everything that moves air
Coil, blower wheel, drain pan and louvers washed with coil-safe cleaner until the runoff is clear. Filters washed or replaced.
Reassemble and re-measure
The unit runs again, the reading is taken again, and both numbers go on your invoice — with the photos.

Nothing was broken. The drain lines had silted up behind all that dirt, which is where the dripping came from — clearing them stopped it. Nothing was replaced, no refrigerant was added, and the owner tells us the rooms have held temperature since.

How often should a mini-split be deep cleaned in NYC?
Once a year for most homes — NYC air is dusty and units run long seasons. Kitchens, pet homes and units that run year-round often need it every 8–9 months. Filters should be rinsed monthly either way.
How long does the visit take?
About two hours for the first head and roughly 45 minutes for each additional one on the same visit. You don’t need to leave, and the room is usable the moment we pack up.
Do you use chemicals? Is it safe for kids and pets?
We use coil-safe, rinse-off cleaners — the same class used in hospitals’ fan coils — and everything is rinsed until the water runs clear. No residue is left blowing into the room.
Why is my mini-split leaking water inside?
Nine times out of ten the drain pan or line is clogged with the same dust-and-biofilm mix that coats the coil. A deep clean clears the pan and line; if the leak persists after that, it’s a slope or pump problem — and you’ll know which, because the cleaning ruled the common cause out.
What if cleaning doesn’t fix the cooling?
Then the before/after reading shows it, on paper. You take that number to any repair company and skip their diagnostic fee — or ask us who we’d trust. We don’t sell repairs, so the reading has no thumb on the scale.
Do you clean ceiling cassettes or ducted units too?
Ceiling cassettes — yes, it’s its own service with its own price. Fully ducted air handlers are a different visit. Both are listed on the services page.
